What is GOPPAR?
Gross operating profit per available room
Operating profit divided by available rooms — RevPAR after costs.
GOPPAR looks at profit, not revenue. A hotel can raise RevPAR with expensive marketing and still see GOPPAR fall.
Formula
GOPPAR = Gross operating profit ÷ Rooms available
Example
$5,000 of revenue minus $3,500 of operating costs in a 50-room hotel: GOPPAR = $1,500 ÷ 50 = $30.
Why it matters
Owners and investors care about GOPPAR because it reflects what the hotel actually earns.
