What is RevPAR?
Revenue per available room
Room revenue divided by all rooms available — the most used measure of hotel performance.
RevPAR combines how full a hotel is and how much it charges into one number. Because it divides by every available room, an empty room lowers RevPAR just as much as a cheap one.
Formula
RevPAR = Room revenue ÷ Rooms available = ADR × Occupancy rate
Example
A 50-room hotel sells 40 rooms tonight for $4,000 in total. RevPAR = $4,000 ÷ 50 = $80. (ADR is $100 and occupancy 80%: $100 × 0.8 = $80.)
Why it matters
Two hotels can earn the same RevPAR in opposite ways: one full and cheap, the other half-empty and expensive. RevPAR lets managers compare them fairly.
